Maintenance Technician / Building Engineer

Position Summary
We are seeking an experienced Building Engineer to support the operation, maintenance, troubleshooting, and repair of commercial building systems across our managed properties. This position is responsible for ensuring buildings are operating safely, efficiently, and professionally while providing responsive service to tenants, property managers, and ownership.
The ideal candidate will have strong hands-on experience with commercial building systems, including HVAC, building automation systems, plumbing, low voltage, and general building operations. This role requires someone who is proactive and can work independently, identify issues before they become larger problems, and confidently handle complex maintenance needs.
Key Responsibilities
- Perform scheduled, preventative, and corrective maintenance on commercial buildings, equipment, and building systems.
- Diagnose, troubleshoot, repair, and maintain commercial mechanical systems, including blower motors, furnaces, boilers, heat pumps, cooling towers, pumps, motors, and related equipment.
- Monitor, operate, and adjust building automation systems and controls to support efficient building operations.
- Inspect building systems and perform needed repairs and replacements.
- Perform general building maintenance, including plumbing, lighting, low voltage electrical, doors, hardware, painting, patching, and finish work.
- Respond to tenant service requests and work orders in a timely, professional, and customer-focused manner.
- Prioritize and manage daily workload across assigned commercial properties.
- Coordinate with property managers, ownership, outside vendors, and contractors regarding repairs, maintenance needs, and project work.
- Provide clear communication and updates regarding work performed, system concerns, and recommended next steps.
- Maintain company tools, equipment, maintenance areas, and vehicles in a clean and professional manner.
- Support building inspections, seasonal maintenance, and project work.
- Respond to emergency repairs as needed.
- Perform other related duties as assigned.
Qualifications
- Minimum of 5 years of commercial building maintenance, facilities maintenance, or building engineering experience; additional experience strongly preferred.
- Strong working knowledge of commercial HVAC systems, boilers, controls, mechanical systems, and general building operations.
- Experience with building automation systems strongly preferred.
- Ability to troubleshoot, diagnose, and resolve building system issues independently with minimal supervision.
- Strong mechanical aptitude and problem-solving skills.
- Ability to read, understand, and follow equipment manuals, work orders, and maintenance documentation.
- Strong organizational, communication, and time-management skills.
- Professional and customer-service focused when working with tenants, vendors, property managers, and ownership.
- Valid Minnesota driver’s license and ability to travel locally between properties.
- Ability to lift, carry, climb ladders, and safely work with tools and equipment required for the role.
Pay
$32.00 – $40.00 per hour

Position Description
The Senior Commercial Property Manager will oversee a portfolio of commercial real estate properties and serve as a key point of contact for ownership groups, tenants, and vendors. This role requires a seasoned professional capable of managing complex operations, financial performance, capital improvements, and tenant relationships while assisting with providing leadership to property management staff and vendors.
Candidate should have at least 7 years of commercial property management experience, strong financial and operational expertise, and the ability to manage multiple properties while maintaining high service standards.
Responsibilities
Responsibilities include, but are not limited to:
- Oversee the day-to-day operations of a portfolio of commercial properties
- Conduct regular property inspections and site visits to assess building conditions, maintenance quality, safety, and lease compliance
- Manage property budgets, financial reporting, and variance analysis
- Identify and recommend capital improvement projects to ownership to enhance asset value
- Obtain bids, negotiate contracts, and oversee vendor and contractor performance
- Manage tenant relationships, addressing concerns and ensuring high tenant satisfaction
- Coordinate with leasing teams to support tenant retention and new tenant onboarding
- Administer lease provisions and ensure compliance with all lease terms
- Monitor and coordinate rent collection and expense approvals
- Supervise maintenance staff, vendors, and property management personnel as applicable
- Respond to property emergencies and coordinate necessary repairs
- Report and manage insurance claims related to property damage or injury
- Provide strategic recommendations to ownership regarding operational improvements and asset performance
- Maintain strong relationships with clients, tenants, and vendors
- Participate in industry organizations and continuing education to remain current on industry best practices
- Perform other duties as assigned
Leadership
- Serve as the primary relationship manager for assigned portfolio, ensuring all operations align with Suntide’s financial and strategic goals
- Provide direct leadership and day-to-day oversight for commercial properties, ensuring consistent service delivery, tenant satisfaction, and asset performance
- Collaborate and communicate departmental priorities and focus of Commercial Operations with key partners and leadership
- Promote cross-collaboration with all service divisions to ensure optimized performance and success of commercial properties
- Monitor tenant satisfaction trends and proactively address issues or service gaps
- Mentor junior property management staff
- Assist with the development and implementation of standard operating procedures (SOPs), preventive maintenance programs, communication protocols, and performance benchmarks across portfolio
- Serve as a key contributor to short- and long-range asset planning, including capital improvements, asset positioning, and occupancy strategies
- Partner with leadership to define staffing, technology, and resource needs to support long-term scalability
Qualifications
- 7+ years of commercial property management experience
- Strong financial management experience
- Experience managing multi-property commercial portfolios
- Excellent communication and relationship management skills
- Ability to manage multiple priorities and projects simultaneously
- Proficiency in Microsoft Office (Word, Excel, Outlook)
- Valid driver’s license and reliable transportation
- Professional industry designations such as CPM, RPA, or similar certifications are a plus
